VA home loans come with a guarantee by the Veterans Administration for a portion of the loan, which allows lenders to provide you with a loan with more favorable terms than many other loan types. VA loans can be used to purchase a primary residence or to refinance an existing mortgage.VA loans can be 100% financed with ZERO, $0 money down, and no need for PMI (private mortgage insurance). There are also limits on closing costs, and you can use your lifetime VA benefit over and over again.

Active-duty servicemembers and Veterans with an honorable discharge including National Guard and Reserve service members, certain eligible spouses, and other uniformed service personnel may be eligible for VA home loan guaranty benefits.

The VA funding fee may be waived if you are able to provide evidence of VA compensation for a service-connected disability, or other circumstances that allow the fee to be waived. The funding fee can also be paid by the seller or any other party on your behalf. 

There are no loan limits with full entitlement for the VA guarantee as long as you are able to show that you can afford the loan that you are seeking, regardless of the area of the country or home price. You must still be able to qualify based on your credit score and income.
