Does your mortgage still fit your life?
Refinancing may be worth exploring depending on your current loan, your goals and your circumstances. Theresa reviews what you have, looks at what is available, and tells you honestly whether a change makes sense.

Replacing the loan you have with a new one
A refinance means paying off your current mortgage with a new one. Almost nobody does it because a commercial told them to. They do it because something about the current loan stopped fitting their life.
Theresa works with homeowners in Kansas, Missouri, Nebraska, Arkansas, Tennessee, Texas and Washington. Her job is to look at your loan, your plans and the options available, and give you a straight answer, including when the answer is to leave things as they are.
“You shouldn't have to become a mortgage expert to make a good decision about your own house.”
Theresa RolenWhen homeowners start asking
There is no single trigger. These are the conversations that come up most often, and not every one of them ends in a refinance.
Your circumstances changed
A new job, a growing family, a tuition bill. When the monthly payment feels heavier than it used to, it may be worth reviewing your options.
You have an FHA loan
FHA loans are one of Theresa's specialties. Refinancing sometimes changes the mortgage-insurance picture and sometimes doesn't, it's worth asking.
The term no longer fits
Some homeowners want to be done sooner. Others want breathing room and a longer runway.
The loan was always temporary
An adjustable-rate mortgage or short-term loan was the right tool at the time. Now it may be time to look at something else.
You have built up equity
If your home is worth more than you owe and you have a real plan for some of that equity, a cash-out refinance is a separate option worth understanding.

Look at the whole picture
- Closing costs are realA refinance costs money to do, and those costs belong in the comparison.
- You restart a loanA new mortgage comes with a new term and structure. That can help or hurt depending on your goals.
- How long you'll stay mattersYour plans for the home affect whether a refinance is worth it at all.
- Start with the goalWhat you are actually trying to accomplish matters more than people expect.

Frequently asked
How do I know if refinancing is worth it for me?
It comes down to what the refinance costs versus what it accomplishes, and how long you plan to stay in the home. Theresa walks through those numbers with you before you commit to anything, and she'll tell you if the math doesn't work in your favor.
Can I refinance an FHA loan?
This is a conversation Theresa has often. Whether a refinance helps depends on your balance, your equity and how your mortgage insurance is structured. Bring your current statement and she'll look at it with you. You can read more on the FHA Loans page.
What's the difference between a refinance and a cash-out refinance?
A regular refinance replaces your current mortgage to change something about the loan itself. A cash-out refinance is a specific type where the new loan is larger than what you owe and you receive the difference as cash. See Cash-Out Refinancing for the details.
How long does a refinance take?
It depends on the loan type, the documentation and the parties involved, so Theresa won't quote a number she can't stand behind. She will tell you the next step at every stage so you're never left wondering where things stand.
Do I need all my paperwork together before I call?
No. Start with whatever you have, even just your current balance and what you're trying to accomplish. Theresa will tell you exactly which documents are needed once she knows which direction makes sense.
