The property is the opportunity. The financing is the strategy.
Rentals, multi-unit buildings, a growing portfolio. Different deals call for different loan structures, and Theresa helps you match the financing to what you're actually trying to do.
Financing for property you don't plan to live in
Buying an investment property is a different conversation than buying a first home.
Theresa Rolen, The Huntress Home Loan Pro, is a mortgage loan officer and advisor who works with investors on exactly this kind of financing. She starts with the property and the plan you already have in mind, then looks for the loan structure that supports it.
Different strategies, different structures
These are the investor situations Theresa works with most often.
DSCR loans

What are you trying to accomplish?
Name the goal first. The loan comes second.
What shapes an investor loan
Every lender, program and property is different. These are the things Theresa looks at with you first.
The property
What it is, what it's expected to rent for, and its condition can all affect which programs fit.
How long you'll hold it
A long-term rental and a short project often call for very different loan structures.
Down payment and reserves
Requirements depend on the program, the property type and your overall file, so there's no single number.
No profit is guaranteed
Financing can support a strategy, but it can't promise a return. Nothing here is a promise of approval or of any particular terms.
How Theresa looks at a deal with you
A plan built on your actual numbers, reviewed by a person who does this for a living.
Share the deal
The property, the expected rent, how long you plan to hold it and what you have available.
Compare programs
Theresa lays out which structures fit and the trade-offs of each, side by side.
Know the file
What each lender will want to see, and where your timeline may feel pressure.
Move to closing
She stays with you through the paperwork so nothing stalls in the middle.
Frequently asked
Do I need to use my personal income to qualify?
Not always. Some programs, like DSCR loans, focus largely on the property's rental income. What a lender still reviews varies, so Theresa will walk you through what your file would need.
Can I buy a property in another state?
Yes, if the property is in one of the states Theresa serves: Kansas, Missouri, Nebraska, Arkansas, Tennessee, Texas or Washington. Buying in a different state from the one you live in is common.
What's the difference between house hacking and a straight rental purchase?
With house hacking you live in one unit of a two-, three- or four-unit property and rent the others. Because you live there, you may qualify for owner-occupied programs rather than investor programs. Theresa will explain which side your plans fall on.
How much will I need for a down payment?
It depends on the program, the property type and your overall file, so there's no single number. Theresa will review your scenario and show you what each option would require.
Can I refinance a rental I already own to buy another one?
That's a common question. Theresa will look at the equity in the current property, what a new loan would look like and whether the numbers support it.
Ask the Huntress
Send over the purchase price, the expected rent and what you have available. Theresa will tell you honestly how the deal looks and what it would take.
