  • How is my monthly payment calculated?

    The monthly payments would depend on several things such the actual loan amount, the rate of interest that you qualify for, taxes, homeowners insurance, etc. Additionally there could be monthly HOA fees if the home is in an area with a homeowners association.

  • Actions to Avoid Between getting your Mortgage Pre-approval and getting keys to Your New Home

    Yeah! How excited you must be if you have received your pre-approval for your dream home! However, please don't go out and celebrate just yet by purchasing all new furnishings, appliances, or that lovely expensive patio furniture that you've been dreaming of for your new home. At least, don't do that yet by putting it on credit or blowing the money in your bank accounts. Please keep in mind that your approval was based on things like your current employment, debt-to-income ratio, an expected down-payment or closing costs, and other factors. Changing any of those things could put the closing and funding of your mortgage at risk. In a nutshell, please just don’t do anything related to your credit profile or finances that will cause a major change, and, if you're not sure, please just ask your trusted mortgage loan advisor/loan originator, me!


    1) Hold off on making any major purchases (furniture, car, boat, jewelry, etc.)

    2) Don't apply for new credit - no credit cards, same as cash incentives, nothing

    3) Do not pay off creditors or collections - oddly enough this could temporarily negatively impact your credit score. 

    4) Continue to make all scheduled payments, including your current mortgage.

    5) Do not change bank accounts, move money around in accounts, or make any unusual deposits or withdraws

    6) Don't change jobs, quit your job, or retire


    If a family member or friend wants to help with a down-payment, it's just best to let your loan officer, me, know about it before you deposit it into one of your accounts.
